Finding Your Property
Check out our extensive selection of rental properties to find the right home for you. Our website is updated daily so be sure to check in regularly for new properties and inspection times. Once you have found a home that suits your requirements you will need to attend an inspection before you can submit an application. Inspections are held every Friday for our available properties so keep an eye on the website to find out which time your property’s inspection has been scheduled for. On Friday, turn up at the scheduled inspection time and a member of our Property Management team will be there to show you through. Be sure to thoroughly inspect the property to ensure it is right for you and if you have any questions, just ask us! Once you have decided which property is best for you, you can then submit your application.
The Application Process
Firstly, you will need to get an application form. You can collect one from us at the property inspection or alternatively you can download one here. You will need to complete one application form for each person who intends to be on the lease e.g. if there will be one adult and one child living at the property the adult will complete one application form as there’s will be the only name on the lease. If you wish to lease the property in joint names i.e. two adults, both adults will need to complete an application form. Once you have filled in the application form you will need to return the form to our office along with photo ID – this can be in form of a drivers license, passport etc – and also proof of income documents including two most recent pay slips or a bank statement plus Centrelink statements or details of any allowances you may be receiving. You can bring all this information to our office at Suite 1 42 Clifford Street, or email it through to our Property Management Department at email@example.com.
The Next Step
If your application is successful for a property you will receive a phone call to inform you that you have been approved. Next you must pay a holding deposit equivalent to one weeks rent to our office at your earliest convenience allowing us to cease marketing and secure the property as yours. We can hold the property for a maximum of 7 days so you will need to pick a lease commencement date that falls within this time frame. Failure to do so will lead to the property being re-advertised.
On your designated day you will need to come into our office to sign your Tenancy Agreement. All persons named on the lease will need to present on this day to sign the agreement. We will go through the agreement with you and answer any questions or concerns you may have, it is a very simple and easy process and we are here to help you every step of the way. You will need to bring with you your bond, which is the equivalent of four weeks rent, plus another weeks rent which will ensure you are paid in advance on commencement. Once all documentation is signed we will give you the keys to your new home as well as a Tenant Information Pack and you are ready to start moving in!
Things You Need To Know
Your new home is not covered by contents insurance. It is your responsibility to arrange contents insurance to ensure any damage to your personal items is covered should something happen.
