The following information is provided for your assistance when moving into your new home and for the ongoing relationship you will develop with our company and managing team.
Our office is open Monday to Friday 8:30am – 5:30pm and Saturdays 9:00am – 1:00pm. Should you wish to see your property manager, contact our office to make an appointment.
It is your responsibility to have electricity, gas and telephone services connected in your name and to have the account finalised when you vacate. We offer a free service called Ray White Home Now, they will organise the transfer of any utilities for you. Simply contact us and we will get them in contact with you.
The condition report is an extremely important document as it is used to determine any bond refund/claim at the end of the tenancy. Legislation required the report to be returned to our office within 7 days of the lease commencement date.
Rent is payable in advance and should reach out office on or before the due date. When you sign your Lease Agreement you will receive a Payment Gateway form to complete.
If you are having difficulty in paying your rent, always contact us to discuss your problems. If you If you become 10 days in arrears, we will issue you with a letter of demand. Should rent still not be received, we will in accordance with the Residential Tenancies Act issue you with a Termination Notice on the 15th day of your arrears, which will require you to vacate the premises.
For information on costs and obligations for breaking your lease, please contact our office or refer to your Residential Tenancy Agreement.
We ask that you report any matters requiring repairs or requests immediately to avoid the risk of injury to visitors or damage to the property. Any maintenance problem arranged by the tenant outside our normal business hours will be at the tenants cost unless it is proven to be an extreme emergency. You are required to submit all maintenance in writing by sending an email or completed the maintenance form on our website. The only type of maintenance that will be dealt with over the phone is “Emergency”.
Unless stated otherwise, you are responsible to pay for your water usage whilst in the property. You are charged quarterly for your usage, this will be in the form of a Ray White invoice. If you would like to receive a copy of the Goulburn Mulwaree Council Water Invoice, please request this once the invoice is received.
Please be aware that the Landlord’s Property Insurance does not cover your personal belongings and it is in your best interest to obtain contents insurance in case of damage or theft.
Your tenancy will not terminate and you are responsible for rent until all keys are returned to the office. If at any time you change the locks you must provide a set of keys to the office. We suggest you provide a spare key to a reliable person in the event you are locked out. Ray White Goulburn do not offer an after hours key lock out service, in the event of a lock out after business hours you may need to contact a locksmith at your own expense.
Only the people originally included on your application and approved by the owner are allowed to reside at the property permanently. If a new tenant wishes to replace an existing tenant our office must be informed in order to approve the new application and complete the necessary documentation.
Unless a pet is specifically approved on your lease, pets will not be allowed without prior approval. Please note, that in complexes the Body Corporate By-Laws do not allow pets in any case. If you have approval for a pet, please be aware you will be require to have carpets professionally cleaned and a pest spray performed on the property upon vacating.
You are responsible for lawns and gardens, unless specified beforehand. This means watering, weeding, trimming and mowing. Please see approval prior to removing any plants or pruning large bushes/trees.
We carry out routine inspections on all our properties and you will be notified in writing. The first will be after 2 months and subsequent inspections 6 monthly thereafter. This is always a good opportunity to point out any maintenance problems or concerns you may have. It is not a requirement that you be present at the inspection, however, please advise the office if this is the case so that access may be gained with our keys.
If you would like to sign another fixed term agreement, contact our office prior to the end of your current agreement. You will need to decide how long you would like to resign for, we offer 6 month and 12 month terms. Once your new agreement has been prepared we will contact you to let you know. If you choose this option, please be aware that the same break lease conditions apply as for your initial agreement.
